8508 Ash Street is located in an I-2 zone within the boundaries of Vancouver’s Marine Landing Policy Intensive Employment Area. The building is optimally located to meaningfully contribute to the ongoing revitalization of Marine Landing, an important first impression to the city.
The scale and form of the building provides energetic high density employment opportunities while respecting both the existing local context, as well as the neighbourhood’s future ambitions.
The conceptual design is comprised of 2 floors of stacked industrial space seamlessly transitioning into 4 additional floors of office area above. This concept assumes functional floor to floor heights adapting to the slope of the site, while meeting the base achievable height of 100 feet.
